On April 7th, the Town Board adopted by-laws establishing the Pre-Development Review Committee (PDRC).
The purpose of the PDRC is to provide developers with an opportunity to receive feedback from decision makers prior to filing conditional zoning project applications.
Review by the PDRC is not mandatory and does not cost anything, but is provided as an avenue for preliminary feedback to assist the developer/applicant in the design phase. Cornelius Planning Director Wayne Herron states that “…it is our goal to save applicants time and money with regard to revisions and plan review and hopefully move projects faster through the process. By knowing and understanding the Town’s concerns going into the application process, it hopefully ensures an expedited review and approval by eliminating the unknowns that may come up at a Board meeting down the road.”
The PDRC is comprised of two Town Board Members, Planning Board Member, Architectural Review Board Member, PARC Member, Town Manger and Planning Director.
