The Development Process

Development in Cornelius follows the guidelines established in the Land Development Code.  Please take special note of Chapter 12 as it describes the requirements and processes to develop land in the Town of Cornelius. 

Additionally, we have created several documents concerning procedures and policies of the Town to aid the development process.  Please take a moment to review documents applicable to your development:

Architectural Design Guidelines Design guidelines to assist you in planning infill development.
Conditional Use Permit Necessary when the use is not permitted by right for the zoning specified.
Low Impact Development Policy Summarize regionally recognized Low Impact Development (LID) storm water Best Management Practices (BMPs) to provide a higher level of pollutant removal than conventional Best Management Practices
Minor Subdivision Involves the subdivision of 1 or more lots, with certain restrictions.
Residential Swimming Pools Permit always required.  Read for more details.
Rezoning Find out the procedures & costs of rezoning land.
Right-of-Way Regulations Understand your rights & responsibilities concerning Right-of-Way property.
Sign Regulations Regulations vary by zoning district.  Read before you spend your money!
Street Acceptance Requirements for the Town to take over private streets.
Street Lighting Policy Guidelines for providing and maintaining street lights.
Traffic Calming Policy Read about the Town's policy on speed humps, traffic circles and other traffic calming initiatives.
Tree Removal Permit A permit is required to remove trees in certain instances.
Variance Procedure A variance grants permission to waive a requirement of the Land Development Code.
