Rezoning Property

Why Rezone?
Each zoning district is designed to accommodate specific types of developments.  If you have a piece of land whose zoning does not allow your intended development plans, you may consider applying for a rezoning. 

How long will it take?
Rezoning property is approximately a 4 to 6 month process.  Approval is determined by the Town Board of Commissioners and cannot be determined by Planning Staff.

How much will it cost?
There are different fees for a rezoning petition and processing depending on how you would like to have the property rezoned.  View the Fee Schedule for specific fees involved. 

Who can initiate a rezoning?

  • Town Board
  • Planning Board
  • Owner  of interest in the property
  • Town of Cornelius
  • Any person living or owning property within Cornelius’ zoning jurisdiction

What is the rezoning procedure? 
Submit application and fee to the Town of Cornelius Planning Department.  Each noncontiguous parcel of land for which rezoning is requested will require its own application and fee.  With each application submit 5 copies of a map, drawn to scale with the following information: Subject property and any additional property needed to show the nearest intersection, railroad, stream or other easily identifiable features on the ground.
