Q: Why do I need to get a building permit?
A: Obtaining a permit helps:
- Ensure that your project is safe and up-to-code
- Save money in the long run by making sure your contractor is licensed by the state, thereby doing the work properly the first time
If you don't get a permit:
- You must disclose work was done on your home without a permit, when you sell your home.
- Your house will have more square footage than indicated on tax records and you will likely be assessed for back taxes (also known as escaped taxes).
- An appraiser will deduct the market value for the illegal space you added, which will hurt you when selling your home.

Q: Do I need approval to run a business out of my home?
A: Yes. Find out more information concerning home-based businesses on the Planning website. You may print the online application and take to Town Hall for processing. You will also need to have a Privilege License from the Town’s Finance Department, also located in Town Hall. |
Q: Do I need a permit to build a deck?
A: Yes. You will need to complete the Residential Building Permit Application (both pages 1 and 2). Once Cornelius Planning Staff approves the zoning, you must go to the Mecklenburg County LUESA office (18335 Old Statesville) where the permit will be issued. |
Q: Do I need a permit to build a shed?
A: Yes. If your shed is 10' x 12' or greater, you need to complete the Residential Building Permit Application Form (both page 1 and page 2). If your shed is less than 10' x 12' you need to complete a Zoning Use Permit Application. Once Cornelius Planning Staff approves the zoning, you must go to the Mecklenburg County LUESA office (18335 Old Statesville) where the permit will be issued. |

A: You may view the Land Development Code online. If you would like a copy mailed to you, contact the Planning Department at 704-896-2461 for current fees. |
Q: How can I find out what my property is zoned?
A: Four Ways:
- Use the County property owner and land records website, POLARIS. Enter your street address and on the right side of the page, click “layers”. Select the box labeled, “zoning-towns” and refresh the map. Your zoning district will be displayed on the map.
- Look on the Planning Website to view the Land Development Map.
- Come by the Planning Department and Staff will be happy to assist you.

Q: Who provides solid waste (garbage) service for Cornelius residents?
A: Waste Management provides solid waste services for the Town. You may contact them at 1-800-927-8362. Please report any problems with Waste Management services to the Town's Public Works Department at 704-895-5212. |

Q: What is the tax rate for Cornelius?
A: The tax rate for Cornelius for 2007 is $.275 per $100 of assessed valuation. Mecklenburg County tax rate for 2007 is $.8368 per $100 of assessed valuation. Therefore, the combined tax rate Cornelius taxpayers pay is $1.1118 per $100 of assessed valuation. (This tax rate is not valid for unincorporated areas.) |
Q: Are there city withholding taxes for employees in Cornelius?
A: There is no city income tax in Cornelius (or anywhere in NC), so we do not withhold city income tax on employees or anyone; nor do we receive any income tax from any other sources. |

A: Cornelius taxes are collected by Mecklenburg County. A combined tax bill including Mecklenburg County and the Town of Cornelius' taxes is mailed out by September 1 every year. The mailing address for tax bill collection is:
