Residential & Mixed-Use
  • Antiquity
    Location:  Catawba @ 115, east of the railroad tracks
    Status:  Town Center Parallel Conditional Use District Rezoning and Major Subdivision to change the commercial area that was shown in the regulating plan that was part of the original conditional use permit approved on January 22, 2008.  The Antiquity Conditional District was approved in 2001 and amended in 2002.  Residential infrastructure is complete, several homes and townhomes have been built & are occupied.  Commercial (retail/service) construction documents are under review as of 1/1/09.  The primary entrance, the extension of Catawba Avenue across the railroad tracks, is under construction as of April, 2009.

  • Augustalee (formerly known as The Village at Lake Norman)
    Location:  SW corner of Westmoreland Road at Statesville Road
    Status:  Approved on April 23, 2008
    The Applicant, Cornelius Bromont Development, plans a 2.3 million-square-foot mixed-use development on 105 acres that will include improvements to I-77, widening of Highway 21 and other road changes.  Read the current Staff Analysis.  View the current Site Plan (Revised 2-1-2008).  Check out the developer's websitefor more details.

  • Bailey's Glen Condos
    Location:  East side of Hwy. 115, south of Bailey Rd. Park & Bailey Rd. Middle School
    Status:  Approved on February 5, 2007.  Under construction as of 1/01/09
    The applicant rezoned approximately 6.76 acres to Village Center Conditional District and 144.63 acres to Neighborhood Residential Conditional District to construct a 487 unit active adult community.  There will be 391 single-family residential units and 96 condominium units.  The property will also contain a 23,000 square foot club house and pool as the primary amenity.  Secondary amenities will be a 1,500 square foot clubhouse and pool, craft barn and greenhouse.  Additional proposed amenities include a putting green, amphitheater, bocce court, greenway, and several park areas throughout the site.  The development is an active adult community that will only allow 55 year old and older individuals to live in the community permanently. It is the intent that this neighborhood will be a low maintenance "lock and leave" community.  It has an emphasis on health and wellness and promotes organized clubs, hobbies, activities, and trips.

  • Bluff Point
    Location:  West Catawba @ Bluff Point Road
    Status:  Infrastructure is complete.    Lots are still available for sale and development. 
    A subdivision containing 7 single family residential units on 3.94, with access from Bluff Point Road.

  • Joy's Serenity Point
    Location:  Nantz Road, between West Catawba and Ramsey Creek Park
    Status:  Approved on June 6, 2006.  Infrastructure is complete, several homes have been built & are occupied.  Lots are still available for sale and development. 
    20 single-family residential lots are being developed on approximately 12.45 acres.  Proposed lots will average 0.55 acres or 23,958 square feet.

  • Kaneel Bay
    Location:  East side of Walter Henderson Road, North of Madison Village subdivision, West side of Norman Colony Road
    Status:  Approved on October 6, 2008.  Construction documents are currently under review; pre-sale of lots has begun.
    A twelve unit single family residential subdivision on 16.997 acres.  Proposed lots sizes are expected to vary from 0.75 to 1.76 acres.  There will be two primary access points - one off Riverchase Drive and the other off Norman Colony Road.

  • Shadow Creek
    Location:  North side of Knox Road between Torrence Chapel Road and Blue Stone Harbor
    Status:  The Town of Cornelius Board of Commissioners approved the project on Monday, August 1, 2005.  Infrastructure is complete, several homes have been built & are occupied.  Lots are still available for sale and development.  A major subdivision on 11/6 acres consisting of 18 single-family residential lots.  Primary access to the development is via a private street.  The development includes a pond and open space.

  • Wright's Emerald Cove
    Location:  South side of Bethel Church Road between Jetton Cove and Flagship
    Status:  Infrastructure is complete, several homes have been built & are occupied.  Lots are still available for sale and development. 
    A major subdivision that will contain 26 single-family residential units on 19.93 acres.  Each lot will be greater than 20,000 square feet, with access from Queensdale Drive.


Commercial 
  • Animal Shelter of Cornelius
    Location:  At the end of Meridian Street
    Status:  Approved on April 7, 2008.  Currently under construction.
    The Town of Cornelius is constructing a 4,258 square foot animal shelter, which will have fenced in play areas for both small and large dogs.  There will be no outdoor kennels. 

  • Bailey Commerce Park
    Location:  S. side of Bailey Rd., between Poole Place & N-77 bus. Pk.
    Status:  Approved on October 1, 2007.  Construction documents currently under review.  
    Leagacy Pointe Properties, LLC is subdividing approximately 32 acres for permitted uses within the Industrial Campus zoning district.

  • Bailey Road High School
    Location:  Bailey Road, East of Bailey Middle School
    Status:  Approved on October 15, 2007.  Currently under construction.  Expected opening is August 2010.
    Charlotte-Mecklenburg Schools is constructing a 2,000 student public high school that will include a football stadium, softball/baseball fields, soccer field, multipurpose field, and 8 tennis courts.  There is an indication on the plan where future trailer classroom will be located. 

  • CRANDALL OFFICES MAJOR ARCHITECTURAL VARIATION (SITE 03-09)
    Location:  SW corner of Knox Rd. extension at Kunkleman Dr. 
    Status:  Approved by the Board of Adjustment on May 11, 2009.
    Owner, Kunkleman & Assoc. LLC, will construct a one story building on .68 acres in the Village Center zoning district where the minimum height requirement of principle structures is 26'.  PID:  00114609.  
     

  • FOUR POINTS BY SHERATON CZ (REZ 03-09)
    Location:  Holiday Lane (abutting the north side of the Days Inn property)
    Status:  Approved by the Town Board on April 20, 2009.
    Description:  Construction of a hotel on 3.049 acres.   Zoning: Highway Commercial Conditional Zoning, LKN Critical Watershed Area. PID: 00338106. 

  • Highway 21 Office Building
    Location:  Hwy. 21, north of existing Century 21 building. 
    Status:  Approved on August 4, 2008.  Construction documents currently under review.

  • Community in Christ Lutheran Church

  • Dirty Martini @ Kenton Place (Lot 7, in an existing building).

  • Rocket Carwash
    Location:  Hwy. 21 between Cashion's and Ron Shue Imports
    Status:  Approved on May 5, 2008.  Construction documents approved. 
    The applicant is constructin a 7,710 square foot carwash and car service (oil & lube) center.  6,210 square feet will be used for carwash and car service (oil & lube) uses while 1,500 square feet will be used for sales/reception area.  The site proposes a 3-bay wash area, detail area, sales/reception area and vehicle service area.

  • Sailing Center 
    Location:  Blythe Landing on Hwy. 73
    Status:  Programs are expected to begin in late Spring 2009.

  • Walgreens
    Location:  West Catawba at Bethel Church (former Southtrust Bank Building)
    Status:  Under Construction
    Description:  Approved on May 14, 2007 to modify the parking configuration on the previously approved Conditional Use Permit allowing a drive through window facility and expansion to the existing building.

  • Westmoreland Storage CUP, SITE 04-07
    Location:  9225 Westmoreland Rd
    Status:  Approved on   and under construction as of October 12, 2008
    A 94,662 square foot, three story building that will accommodate retail and mini-storage.  The applicant has proposed 9,722 square feet first floor retail (with up to 6 tenants) and 84,940 square feet of mini-storage in the Highway Commercial Zoning District.  Parcel ID:  005-412-03.
